Market Építő Zrt. is one of the ten largest general contractors in Central and Eastern Europe and a leading specialist in high-rise construction. The firm has diversified and expanded steadily over its 25 years in business. In 2019, it set out to design a new Budapest headquarters for itself. This marked the sixth time in its history that it needed a new central office to house its growing operations. Thus, from the time the first drawings of the 5,500 square-meter four-story office appeared on the architect’s boards, the project was known as the Market 6.0.

Challenge

The site chosen for Market 6.0 is in the same vicinity as the previous office—the Óbuda district of Budapest. To fit in this historic, central-city location, Market’s internal design & build team needed to keep the building footprint in check while planning for even more growth. The goal was 80% more office and meeting room space available to the employees of Market Zrt. and its branch companies. To meet this goal, flexible space concepts and digital solutions for occupant coordination were a focus from the earliest phases of the project. Market’s designers are experts in building information modeling (BIM): thus, the project team was ready to leverage the latest advancements in BIM technology to meet space-density and flexibility requirements, as well as goals related to sustainability, quality construction, on-time service delivery and cost efficiency. Market Építő selected the largest local Tridium Niagara partner - FISS Automatika - to serve the project as BMS designer and supplier on the project.

Together with the Market team, they designed a Niagara Framework®-based BMS to deliver comfort, flexibility, and energy efficiency with features such as:

·        Secure and standard remote connectivity such that anytime the facilities team needs to modify the layout of the floors, FISS Automatika can help to adjust zone control setpoints and other programming designed to keep occupants comfortable and productive, without a site visit.

·        Energy measurement and usage monitoring features to help the project achieve BREEAM certification.

·        Integration with an intelligent lighting control system that is fully digitally controlled and sensitive to occupant presence and natural light.

Solution

Market 6.0’s BMS combines Tridium Niagara 4 Supervisors, JACE 8000 controllers and iSMA CONTROLLI’s iSMA MIX, MINI modules and MAC36NL controllers. A four-pipe cooling and heating system allows the flexibility of varying air temperature and humidity in different building zones by controlling the corresponding hydronic circuits in the terminal units. Fan coil units and active climate beams in the smaller meeting rooms operate together with heated/cooled ceiling structure in larger spaces. The iSMA controllers run the full Niagara stack and have the micro-processing capability to do some analytics locally. The AHUs that are installed on the roof are controlled by iSMA MAC36 hybrid IoT controllers. The installer used different types of LP panels together with R-ION touch screens in the office and meeting room areas. These are connected to Tridium JACEs via Modbus RTU protocol. For the ground-floor meeting rooms, lighting is controlled from touch screens through BACnet/DALI gateways. There are 13 electricity meters, 12 water meters, 2 car chargers and 3 heat meters integrated to the BMS through the iSMA MG-IP module.

RESULTS

Market Építő occupants report that the climate of the entire office building is extremely comfortable, with no drafts. They are proud to point out that the digitally controlled HVAC system monitors, among other things, weather forecasts and optimizes the temperature based on the data. Also, the lighting system is saving up to 70% energy compared to estimates of energy usage without such daylight, occupancy, and task/ambient lighting controls. Market 6.0 was announced as a winner of Budapest’s “Office of the Year” competition in 2020.
