Big or small all genres of real estate are becoming focused on becoming environmentally aware and more energy conscious. This new reality is predominantly fueled by the ever-increasing cost of building operation and energy. Over 39% of the energy generated by our grid finds it way into buildings. This does not include the energy requirements created during the construction, service or retrofit of the building.

In lies the issue for all property managers; finding the right solution to efficiently upgrade the facility, be-it a large or small footprint in order to leverage the available savings at a reasonable payback cost of the retrofit installation. There is almost a vacuum in the small to medium (mid-market) real estate community for product of this sort. A product which will facilitate not only the installation process and inherently increase the return on investment, but will allow owners and occupants to enjoy the same level of simplicity associated with simple electro-mechanical non-centralized temperature controls prevalent in this portion of the market.

Traditionally, mid-market buildings have not had the budgets that multi-campus or high rise facilities have in terms of maintenance if at all. These building types were blessed with the low cost of energy, and limited to routine maintenance. This reality is fading today with the increase in demand for energy, overall price escalations, and the lack of qualified building maintenance personnel at a reasonable cost.

Viconics Inc. has become aware of this product – absence or vacuum within the mid-market community and has launched products to specifically address the challenges associated with these buildings friendly to both retrofit and new construction applications.

The communicating thermostat has been designed with both of these features in mind, without adding the complex commissioning and programming within the operating environment, which typically drives up costs of traditional networked systems.

[an error occurred while processing this directive] The communicating thermostat product lines as manufactured by Viconics Electronics, strike a near-perfect balance of operational simplicity, most used network features, and low total installed cost. Though well suited to new construction in their wired network (BACnet MS/TP & LonTalk) flavors, Viconics has introduced a wireless network version of their communicating thermostat product, which is tailored to the cost sensitive, retro-fit environment. The wireless versions feature the same robust communication layer thanks to the ZigBee mesh topology, and integration to systems has been adapted through a complimentary BACnet or LonTalk gateway appliance.

The introduction of this product line, along with others at the supervisory controller level have begun to fill a much needed gap in the automation product lines of manufactures addressing the commercial real estate mid-market.
