17 August 2006 • New York City, New York - 1600 Broadway, in the heart of New York City’s Times Square, now serves as a rare and distinctive residential community offering studio, one, two and three bedroom condominiums, a drastic change from the Studebaker building which had stood in its place since 1902.

Sherwood Equities, owner and developer of this property, has been actively involved in the revitalization of Times Square since the early 1990’s. This new 25-story, 136-unit building is almost three times as high as the building that it replaced. Construction of these new high-rise luxury condominiums began in 2005 with Turner Construction, the largest construction company in the United States, designated as the construction manager and was engineered by Cosentini Associates, a well-known national engineering firm.

With construction underway, the services of EnviroNet Systems, LLC, a local and independent building automation contracting company was enlisted to design and install a building management system. The control system operates the cooling towers, boilers and condenser water system for the residential heat pumps. It also handles the central air conditioning and ventilation systems serving the common public areas.

Requiring an open and interoperable system, EnviroNet Systems incorporated BACnet controllers manufactured by KMC Controls to control the centralized HVAC systems. These direct digital controllers are fully programmable and may be used in standalone applications or networked to other BACnet devices. The controllers are used to optimize the performance of the condenser water system as well as maximize energy usage.

The high-rise building also includes other auxiliary components manufactured by KMC Controls including: sensors, valves and actuators.

As a Tridium Systems Integrator, EnviroNet installed a JACE web-based user interface to provide real-time control via the internet, allowing operator access to the system at anytime, from anywhere, even alerting the building management to critical alarms directly to their cell phones.

Brent Fleisher, President of EnviroNet Systems, noted that “As an authorized installing contractor for KMC Controls, we have access to a full line of building automation solutions, both proprietary and BACnet, as well as an extensive line of HVAC components.” He continues, “KMC’s BACnet offering is very user-friendly and integrates well with Tridium’s JACE, allowing us to design and implement interoperable systems to meet the most stringent of client demands.”

Amenities of this community include a lobby boasting a concierge desk that is staffed 24-hours a day; an entertainment lounge featuring billiards, a putting green, virtual golf, fitness center and conference center; an outdoor terrace, complete with a lawn and trees; as well as a rooftop observatory.
