BTL Mark: Resolve interoperability issues & increase buyer confidence
Due to overall lifetime costs of one of Chicago’s downtown structures, the customer implemented a plan to upgrade the 500,000 sq ft building three years ago. The redesign process was in an effort to save energy, facilities maintenance, and personnel costs. The return-on-investment was achieved by installing a dedicated building automation network using Contemporary Controls’ industrial-grade Ethernet Skorpion switches, eliminating the hard to maintain outdated existing DDC system. Contemporary Controls is an industrial networking manufacturer located in Downers Grove, IL, specializing in Ethernet switches marketed under the trade name CTRLink®.
Roland Gutknecht, Director of Customer Service at Environmental Systems of Chicago in Chicago, IL, said it was time to renovate the system. “The project involved complete facility management, including all HVAC plant and terminal controls, lighting, access control, video, fire alarming monitoring, energy metering and reporting employing LonWorks, Modbus, BACnet, and SMTP protocols through HTTP,” explained Gutknecht. “After reviewing all its options, the customer decided on the Niagara Framework to monitor and control the system via BACnet over IP for the devices and systems. The framework is 100% open; a requirement that had to be met. In addition, more than 80% of the building’s motors were replaced as well as converting to variable-frequency drives (VFDs). This enabled a huge energy savings.” Gutknecht further added that cooling and heating systems were updated which resulted in more energy conservation. These systems are joined into the BAS so engineers can make any essential repairs in case of an alarm. In addition to e-mail alarming, Environmental Systems of Chicago implemented automatic fault detection & diagnostic rules to notify engineers of a deteriorating or energy wasting mode of operation for their central plant equipment. “And Contemporary Controls’ Skorpion switches made the difference,” said Gutknecht. “They solved the problem. Our original switches did not support cascading, and there were many missed messages and packet losses. The Skorpion switches support cascading, but more importantly, Contemporary Controls’ technical support team tested our network architecture in their labs before deployment to ensure these devices would work.”
Both the compact and low-cost EISK5-100T and the EISK8-100T were employed in this application. Using switching technology, the Skorpion 5 provides five 10/100 Mbps shielded RJ-45 ports and the Skorpion 8 provides eight such ports. Each port supports the auto-negotiation protocol in order to select data rate, duplex and flow control. These switches address a major concern and that is convenient mounting in control panels where DIN-rail space is at a premium. Gutknecht commented that these switches met specified needs including reliability, ease of mounting and accessing, no wall wart power supply, low-voltage AC power (8–24 V), and UL508A.
The Ethernet network was installed to connect the various floors and areas of the remote sites¾all connected together through the Internet. Five IP connected building automation controllers were added to support the various protocols. Gutknecht said there are 64 areas of access (door security) connected to the network with a central server and multiple operator interfaces for reporting, serving the central facility and the 3 remote sites. Nearly 32 cameras are attached to 2 digital video recorders (DVRs) that are viewed live over the network. The network, which is a combination LAN/WAN, is supported via VPN (Virtual Private Network) routers and firewalls. The Skorpion switches are located on both ends of the VPN and firewalls, mounted within UL508A panels that Environmental Systems of Chicago constructed. A total of 32 switches network 2 servers, 2 printers, 2 workstations, the DVRs, 44 IP connected access control devices, and the 5 IP connected building automation controllers. A combination of CAT5 and CAT6 copper wiring is employed in this architecture with segment lengths less than 300 ft.
All the systems including the BAS were centralized in this building’s engineering room so every facet of security, fire or video could be monitored by one operator. Why was this significant? In case of an emergency, the operator could shut down an entire system, effectively securing the building.
In the opinion of the customer and Gutknecht, the project was a success because of valued team players like Contemporary Controls. “It made everything from our sales to project design to project engineering to installation and finally to start-up that much smoother,” emphasized Gutknecht. Gutknecht said it was extremely important to have a partner like Contemporary Controls see things their way. “We could have purchased another product, but the support that we were given during this process was the difference,” he explained. In turn, Environmental Systems of Chicago trained building engineers to learn how to operate the equipment properly because not knowing means the systems just do not work and that means loss of dollars. It took team players to produce cost savings and better manage this structure’s environment.
